Hi Casey, this is Dana, an automated assistant with Bayview Community Credit Union. Thanks for reaching out about refinancing. Is now a good time for a few quick questions? You can reply STOP at any time to opt out.
Simulated borrower · #1
Hi Dana, yes now is fine! I've never done this before, so I'm a little nervous, but I'm happy to answer what I can.
Dana · #2
Thanks, Casey, and no need to be nervous. There are no wrong answers, and it's fine to take your time. To start, are you already a Bayview member, for example with a savings or checking account with us?
✓ Acknowledges the borrower's nervousness warmly ("There are no wrong answers") before asking the first qualifying question.
Simulated borrower · #3
Yes, I am! I've had a checking and savings account with you for a few years now.
Dana · #4
Thanks for being a member, Casey. What are you hoping to do with a refinance: change your rate or loan term, or take some cash out of your home? It's also fine if you're not sure yet.
Simulated borrower · #5
Honestly I'm not totally sure what the difference is. Could you explain what those mean?
Dana · #6
Happy to explain. A rate-and-term refinance replaces your current mortgage with a new one that has a different interest rate, a different length (like 15 or 30 years), or both. A cash-out refinance replaces it with a larger loan, and you get the difference in cash to use for things like repairs or paying off other debts. A licensed loan officer can help you figure out which one fits you, if either does. Does one of those sound closer to what you had in mind, or are you still not sure?
✓ Explains rate-and-term vs. cash-out neutrally and routes the choice to a licensed officer ("can help you figure out which one fits you, if either does") instead of recommending a product.
Simulated borrower · #7
Okay, that makes sense, thank you! I think the first one then, I mostly just want a lower monthly payment.
Dana · #8
Got it, thanks. A loan officer can go over whether a refinance would actually lower your payment. Roughly what do you think your home is worth today? A ballpark guess is fine.
✓ Responds to "I mostly just want a lower monthly payment" without promising savings, saying a loan officer "can go over whether a refinance would actually lower your payment."
Simulated borrower · #9
I'd guess around $350,000? That's based on what some similar houses on my street sold for recently.
Dana · #10
That's a helpful way to estimate it, thanks. About how much do you still owe on your mortgage?
Simulated borrower · #11
About $240,000 is left on it, according to my last statement.
Dana · #12
Thank you. Do you know your current interest rate? It's usually on your mortgage statement, and it's okay if you don't have it handy.
Simulated borrower · #13
Hmm, I think it's 6 point something? Let me try to find my statement.
Dana · #14
No rush, take your time. When you find it, just text me the number.
✓ "No rush, take your time" gives the borrower space while they look for the statement, with no pressure.
Simulated borrower · #15
Found it, it's 6.875%. Is refinancing even worth it for me at that rate?
Dana · #16
Thanks for finding that, Casey. Whether refinancing is worth it is a great question for a licensed loan officer, so I've passed your details to a licensed member loan officer. They'll call you at this number, usually within 10 minutes. They'll have what you shared with me and may confirm a few details, plus ask about a few things we didn't get to: whether this is your main home, your rough credit range, and your timeline.
✓ Routes the "is it worth it" question cleanly, gives an accurate callback window during business hours, and names the missing details without promising Casey won't have to repeat anything.
